Mechanical & Public Health System Validation in Surrey and London

WTS Plumbing & Heating Ltd validates existing mechanical and public health systems before a refurbishment, extension or fit-out starts, then reports what was found in plain terms. System Validations for Commercial Buildings in Surrey

A validation starts with a survey of every mechanical and public health service in the building: heating and chilled water circuits, boilers and plant, air handling and ventilation, hot and cold water services, above and below ground drainage, and the controls that tie them together. We check what is installed against the record drawings, where any exist, test the systems, and note anything that is not performing or not compliant. Each survey is written up as a summary report with any differences from the record drawings noted, so a project team in Dorking, Reigate, Epsom or the City has one document to plan from. Where a system cannot be tested safely, for example a boiler with no gas supply or an isolated water main, the report says so rather than guessing at a figure. A report that only lists faults is not much use to a facilities manager with a budget to defend. Ours set out what to fix, in what order, and what can safely be left alone. Typical recommendations cover changes to a maintenance regime, remedial works to pipework and plant, control adjustments so systems stop working against each other, and the point where replacement is a better use of money than another repair. Where an air source heat pump or other low carbon plant is being considered, we say plainly whether the existing distribution system could support it. The aim is lower running costs and a longer life from the equipment already in the building. That lets a client weigh repair against full replacement before anyone commits to a design.

Before any refurbishment, extension or fit-out that will rely on the existing services, and before a lease or purchase where the buyer wants to know what they are taking on. Validating first means the design team works from measured figures rather than assumptions, which avoids the common problem of discovering on site that the plant cannot serve the new layout.

No. Record drawings and operation and maintenance manuals help, and we will use whatever exists, but many of the buildings we survey around Surrey and London have incomplete or missing records. In that case the survey records what is actually installed and the report becomes the first accurate account of the systems, which is often the main reason a client commissions one.
